Built for professional timelines and documentation. We understand that REO work is all about speed and paperwork. Every foreclosure clean-out we do comes with a professional invoice (ready for submission to the lender or asset manager), full before/during/after photo documentation, a list of removed items when needed, and receipts for any donations made. We carry a $1 million general liability policy and can provide a COI to any requesting party before we start work.

Single-point coordination. We handle interior clean-out, exterior debris removal, appliance removal with recycling, abandoned hot tubs, old sheds, and yard waste — all on the same invoice. If the property needs anything beyond what we do (extreme biohazard, full remediation, lawn maintenance), we have local Salem partners we can refer or coordinate. Questions from asset managers & preservation teams

Can you provide a COI before work starts?

Yes. We carry a $1M general liability policy and can have our insurer issue a certificate to your company within 24 hours.

Do you invoice net-30 or net-15?

We do — for established accounts with property preservation companies, REO brokerages, and investor groups. First job is typically COD until we establish the account.

How fast can you respond to a new assignment?

We typically respond within hours during business hours and complete walkthroughs within 24–48 hours. Emergency turns can often be same-day.

Do you provide photo documentation for the lender?

Yes — standard on every foreclosure job. Before, during, and after photos organized by area, delivered in a shareable format.

What about cash-for-keys? Can you clear only what's left?

Absolutely. If the prior occupant has taken their kept items post-CFK, we handle everything remaining. Usually a faster/cheaper job than a true abandonment.

Can you handle multi-property assignments?

Yes. If you have a portfolio of properties rolling through foreclosure, we can set up a standing relationship with consistent pricing and response times.
